The Effects of UV Radiation on Flat Roofing Systems

As summer approaches, commercial property managers might breathe a sigh of relief, knowing that winter is behind them. The rains, chilly temperature, and heavy winds are a thing of the past. However, you still have to be on your guard — winter isn’t your only enemy. The summer heat can lead to several issues that commercial property managers are often aware of. The summer sunshine also means UV rays, and UV rays can have a damaging effect on your roofing system. Here are the most detrimental effects of UV rays on commercial roofing:

One of the earliest symptoms of UV damage is blistering. If your flat roofing system has cracks and holes on the surface on the roof, typically, water will enter these openings. When heated by the sun, these openings will expand. This expanding water will ultimately lift the tar paper or roofing felt from your roof’s surface, leading to bubbles and blisters. To prevent blistering from occurring, we recommend having a professional examine your commercial roofing system. The team at Just Leaks will examine your roofing system for any problems that make your roof vulnerable to UV rays.

UV rays will target your roofing system’s composition. Direct exposure to certain chemicals in your commercial roofing system can cause your roofing system to deteriorate over time. Again, to prevent deterioration from happening, an inspection performed by qualified roofing professionals is a must — often, our team can mitigate the harmful effects of UV radiation by developing a solution personalized to your roofing system.

We have earned a stellar reputation among operations in San Jose and beyond. You and your roofing system deserve only the best, and the team at Just Leaks is here to deliver. We will examine your roofing system to ensure your commercial flat roof is ready for the summer heat. If you have any questions about your roofing system, please give us a call at (408) 249-4646.

5 Ways The Elements Can Affect Your Roofing System

Mother Nature can take a toll on your roofing system. We try to stay one step ahead of Mother Nature as much as possible, making sure the elements don’t severely damage your roofing system and thus your business. Of course, the team at Just Leaks will be there to ensure your commercial or industrial roofing system is in tip-top shape.

  • Both warm and cold weather can affect your roofing system. Warm weather causes your roofing system to expand, while cold weather causes your roof to contract.
Older roofing systems can crack as cold weather temperatures begin to heat up, causing major leaking in your older roofing system.
  • When water gets underneath roofing materials, it can seep below the roof deck and cause your roofing system to rot. This extra moisture can cause mildew and possibly damage your electrical systems, if left unattended.
  • High winds can cause significant damage to your building structure, so your roofing system needs to be strong enough to withstand high winds.
  • Hail doesn’t just affect your roofing system. These pesky pebbles, so to speak, can affect your walls, support structures, and outdoor-mounted equipment. Hail can puncture your roof by creating water build-up and damaging your roofing system’s flashings and fasteners.

As you can see, the elements can certainly take a toll on your roofing system. To make sure your roofing system can withstand whatever Mother Nature throws your way, please give us a call at (408) 249-4646.

Our Recent Work: Falcon EV Conversion & Our Biggest Solar Project

Every now and then, we love to share our most recent and exciting projects. Today, we celebrate two huge projects that make a huge difference for Just Leaks and the people we serve.

EV Falcon Conversion

Some of you are following us on Facebook and may have already seen the videos of how we converted our Falcon fleet into electric vehicles. Here’s what owner, Scott Siemer, had to say in his Facebook post:

It’s Alive – The E Falcon took it’s first roll on 10/8/2019. We got everything ironed out while it was on the rack so the test drive went off with no problem. With all the mechanical done – it is off to paint. Very excited!!

Configuration:

AC50 Motor with Curtis Controller.

14 – Tesla Smart Module 3wKh Batteries (42kWh total).

BMW 4-speed Transmission.

Elcon 2500 Charger with port where gas fill-up was.

With 42kWhs of energy, I am hoping for a 120-mile range. I have not pressed it yet to see what my 0-60 might be – but not expecting much more than the original. What is striking is the quiet and lightness of the vehicle! Hoping to make this my daily Solar System Inspection Vehicle!”

Take a look at the video of the EV Falcon in action!

It was a costly and time-consuming endeavor, but it was worth every penny! Why? Well, for two big reasons. First, we adore our vintage Falcon fleet, and it has been a longtime dream to convert them into electric vehicles. Secondly, we want to demonstrate our total commitment to facilitating the transition to sustainable and renewable energy and manufacturing practices. The Falcon EV conversions, as well as our all-electric service vans. are our way of showing that we are willing to go the extra mile (both literally and figuratively) at Just Leaks.

Solar Panel Installation

The other big project also ties in with our desire to protect Mother Earth, and that is our solar roof project. Check out this image of the solar panel installation at 150 River Oaks with 385kW!

This is a project we’ve been steadily focusing on for 2 years, and the commercial building owner is a valued customer of ours. When we proved that solar panels would drastically reduce the energy cost of the building, our client grew more and more confident that installing an array of solar panels was a smart move. Plus, there is a rebate incentive that the owner couldn’t pass up!

If you are interested in solar panels for your flat commercial roof, or if you’d like to see our EV Falcon up close and personal, let us know. Just Leaks can perform a thorough roof inspection to ensure your commercial or industrial roofing system is in pristine condition, free of leaks and pooling water, and is energy efficient, too.

By the way, Autumn is the best time to schedule an appointment for us to provide roof maintenance before the Winter storms hit, so be sure to make an appointment sooner than later. We are honest and upfront about the condition of your roofing system, providing you with a report and detailed pictures.

Warning: The Dangers of Ponding Water

Ponding water can wreak havoc on your commercial or industrial roofing system, but sometimes, it can be easy to underestimate the full extent of the effects of ponding water. The team at Just Leaks is here to help you become aware of the dangers of ponding water.

Ponding water is any water that hasn’t drained or dissipated within 48 hours. If the water hasn’t vanished after 48 hours, it will most likely stay there. Once the ponding water has been on the roof for a significant time, it will cause the roof to sag, resulting in possibly even more ponding water.

As the ponding water increases on your commercial or industrial roofing system, your roofing system will continue to bear more weight. Eventually, over time and without proper repair, your roofing system could collapse, and your equipment, inventory, staff, and customers could potentially be in danger. Also, ponding water can lead to increased leaks. As you can see, ponding water spells trouble, and if you believe your roofing system has ponding water, contact Just Leaks right away.

The team at Just Leaks can perform a thorough roofing inspection to ensure your commercial or industrial roofing system is in pristine condition — no ponding water! For a free estimate for your commercial or industrial roofing system, please give us a call at (408) 249-4646.
