Ponding Water Explained

You may have heard of ponding water but what exactly is it, and what does it mean for the condition of your commercial or industrial roofing system? The team at Just Leaks is here to help you understand exactly what ponding water is and how it can adversely affect your roofing system.

First, ponding water can be easily defined as water that remains on your roof for more than 48 hours. Due to rain, snow, or runoff, it can accumulate on your roof, and it can, unfortunately, result in negative consequences. Here are just a few of the negative consequences:

Ponding water can begin to wear on the structure of your roofing system.
Can result in physical damage to your roof’s membrane.
Algae and vegetation may even begin to grow.
Dirt, debris, and contamination can begin to collect.

All of these consequences compiled together can result in the deterioration and ultimate failure of your roofing system. And even the tiniest amount of moisture can begin to take a toll on your roofing system.

Autumn Roof Maintenance: Keep those Gutters and Drains Free of Fall Leaves

Fall is a beautiful season, and the fallen leaves scattered across our streets are a sight to see. Those leaves may be lovely, but they aren’t so lovely when they are clogging our roof drains. With fall officially upon us, it means it is time for autumn roof maintenance.

Periodic and routine maintenance is absolutely necessary before winter sets in. Those leaves often bio grade into a soggy mess that will clog your roof’s drains and blocks scuppers. And as an added bonus, these leaves can be an inviting home for mildew, fungi, and mold. If these leaves are not removed, they can result in backed-up water, often known as standing water.

Standing water can cause the roof to sag and result in even more detrimental problems. In the winter that standing water will potentially freeze and expand, forcing its way into cracks and under flashings in your roof. Luckily, this situation is completely preventable. Our team is trained to look for leaves and debris in your commercial roofing system. Our keen eye to detail will uncover even the smallest leaf in the tiniest corner.

To learn more about autumn roof maintenance, we encourage you to call us at (408) 249-4646. You can also set up a time for a free roofing estimate.

Everything you need to know about Solar Energy

We have talked about the benefits of installing a solar system on your commercial or industrial roofing system, and with summer right around the corner, we thought it would be the perfect time to talk about how solar energy works, not just the advantages of solar systems.

We love sunlight. That burst of light seems warm both our skin and hearts, as we can’t help but look forward to those bright and sunny days. But did you know that we can put the sunlight to work? Solar energy, or energy coming from the sun, is a renewable resource. And this type of power can be used throughout your operation.

How exactly do we turn the rays from the sun into energy? Almost seems like magic… Actually, it’s just incredibly cool science. The solar panels absorb the sun’s light, and then the silicon converters transform the light into electrical current. This current travels to the inverter, which translates this direct current into the alternate flow. Alternate current is the type of electricity that we can use. And viola! The sun is now powering your electricity via your solar system.

We are the solar energy and solar system experts in Bay area. If you are interested in learning about the installation of a solar system on your commercial or industrial building or would like to hear more about the benefits of this system, call Just Leaks at (408) 249-4646.

DIY Roof Replacement vs. Professional Roofing Replacement

There are certainly merits to both DIY roof replacement and professional roofing replacement, but which ones has more benefits? Our team at Just Leaks will break it down for you, so you can understand why professional roofing replacement is the more logical, advantageous option.

It is always tempting to go the DIY route, as you think you would end up saving money in the long-run. Having a new commercial or industrial roof installed by professionals is not an expensive procedure, and there is no way around it. There is a difference in price between doing it yourself and hiring a professional.

However, if you plan on completing the project on your own, you, most likely, miss out on important steps that are vital to ensuring the reliability of your roof. This could jeopardize your roofing system and expose your business to many safety risks. In the end, it is the clear the better option to opt for a professionally-performed roof replacement, as when it comes to the safety and reliability of your commercial or industrial roofing system, it is always better to safe than sorry.

If you think your roofing system is in need of a replacement, the team at Just Leaks would be happy to help. To schedule an appointment for a free roof estimate, call Just Leaks at (408) 249-4646.

What’s The Big Deal About Solar?

Did you know that solar panels installed on a flat, commercial roof can not only save the building owner money, but they can make that same building owner money? Solar panels are a terrific investment for commercial property owners that have flat, industrial roofs. Trouble is, a lot of commercial building owners are not aware of the advances the solar industry has made, so our goal at Just Leaks is to help building owners cut through the noise and find clarity.

It’s no secret that the solar industry has exploded over the past decade. When oil and electricity costs are high and summertime heat taxes even the toughest HVAC systems, switching to solar energy is a no-brainer. But now that oil prices have steadily dropped and energy costs are more affordable, the solar energy industry is seeing “solar fatigue” among prospective clients. Solar fatigue happens when a commercial building owner is approached by a solar panel installation company, receives a quote — or multiple quotes — from the seller, and is not impressed with the Return On Investment. The most common disappointment is the “Solar Power Purchase Agreements” (also known as PPAs) – where the system is leased to, but not owned by, the client.

Many of the building owners and property managers going through “solar fatigue” tell us something like this:

“Yes, we looked into installing solar panels in 2016, but the owner decided against it. He did his research and found it was too much work and wasn’t worth the investment.”

But in 2018, we have great news. The solar energy industry has reached a tipping point that greatly benefits the buyer. As a result, Just Leaks offers the ideal opportunity to save folks some substantial $$$.

  • There is now an option that allows us to:
  • Install a solar panel system with no money down
  • Take payments that are less than your old electrical bill
  • And then give ownership of the system to the client when the system is paid for – usually within 8 years.
  • After that – free power on a system that, with the new micro-inverter technology, is rated at 30 years!

Just Leaks has access to a software estimate system that will configure a solar panel system that is ideal for your commercial room and provide accurate cost and savings profiles. All we need from you are copies of your winter and summer electrical bills, plus the address of the commercial building.

Saving money…. Better yet. Making money off of solar is a smart investment for forward-thinking commercial property owners and property managers. This means you won’t have to solely rely upon your tenants for positive cash flow on your property!

Who knew the solar energy tipping point could be so exciting? Please spread the word. Solar is the big wave of the future!

Below are photos of the Just Leaks team working atop one of our Cool Roofs with our racking and solar system. A solar panel installation project like this requires extensive roofing experience. When the Just Leaks team performs solar panel installation, it is absolutely not going to leak, the roof will remain unencumbered, and the panels will be installed correctly. We guarantee it.

If you are interested in learning about the installation of a solar system on your commercial or industrial building, or would like to hear more about the financial benefits of this system, call Just Leaks at (408) 249-4646.

Trees, Moss, and Algae, Oh My! Stuff That Endangers Your Roof

It starts off when you notice something unusual growing on your commercial and industrial roofing system. Upon closer inspection, you realize it is something from Mother Nature. This situation is a very common scenario, as at times, trees, moss, and algae can wreak havoc on the roof of your commercial building.

  1. Moss: In more humid and rainy weather, moss tends to grow on rooftops. Most of home and business owners will ignore this green mess, until it starts to ruin the appearance of your property. While it doesn’t immediately damage your roofing system, it does hold in moisture, which can result in expensive repairs in the long-run. It’s important to get rid of this green nuisance before it’s too late.
  2. Algae: Similar to moss, algae is attracted to wet and humid areas. It’s not as harmful as moss, but it still can cause problems and should be taken care of. THe amount of algae accumulating on your roof can depend on the sunlight exposure.
  3. Trees: Trees bring a myriad of problems, as fallen overhanging branches to leaves and pine needles can create an issue. Don’t forget about your gutters too, as leaves and pine needles are especially prone to get in this area.

Either way, from trees to algae, our team at Just Leaks will thoroughly examine your roofing system for any signs of disarray. If we notice too much moss, leaves and pine needles, or algae, we will quickly eliminate the problem.

One of the ways we can get ahead of Mother Nature is to provide annual inspections and repairs. For most of the industrial and commercial buildings in the Bay Area – we have found that a single roof maintenance call during Autumn before the rainy season is extremely effective in minimizing the frequency and severity of roof leaks, moss, algae, and trees. Similarly, we find that industrial roof inspections performed in the Spring allow us to service and repair roofs that have withstood storm damage, collection of debris, and water pooling.

If you want to remove unnecessary roof hazards from your commercial property, schedule an appointment for an inspection, call Just Leaks at (408) 249-4646.
