What’s The Big Deal About Solar?

Did you know that solar panels installed on a flat, commercial roof can not only save the building owner money, but they can make that same building owner money? Solar panels are a terrific investment for commercial property owners that have flat, industrial roofs. Trouble is, a lot of commercial building owners are not aware of the advances the solar industry has made, so our goal at Just Leaks is to help building owners cut through the noise and find clarity.

It’s no secret that the solar industry has exploded over the past decade. When oil and electricity costs are high and summertime heat taxes even the toughest HVAC systems, switching to solar energy is a no-brainer. But now that oil prices have steadily dropped and energy costs are more affordable, the solar energy industry is seeing “solar fatigue” among prospective clients. Solar fatigue happens when a commercial building owner is approached by a solar panel installation company, receives a quote — or multiple quotes — from the seller, and is not impressed with the Return On Investment. The most common disappointment is the “Solar Power Purchase Agreements” (also known as PPAs) – where the system is leased to, but not owned by, the client.

Many of the building owners and property managers going through “solar fatigue” tell us something like this:

“Yes, we looked into installing solar panels in 2016, but the owner decided against it. He did his research and found it was too much work and wasn’t worth the investment.”

But in 2018, we have great news. The solar energy industry has reached a tipping point that greatly benefits the buyer. As a result, Just Leaks offers the ideal opportunity to save folks some substantial $$$.

  • There is now an option that allows us to:
  • Install a solar panel system with no money down
  • Take payments that are less than your old electrical bill
  • And then give ownership of the system to the client when the system is paid for – usually within 8 years.
  • After that – free power on a system that, with the new micro-inverter technology, is rated at 30 years!

Just Leaks has access to a software estimate system that will configure a solar panel system that is ideal for your commercial room and provide accurate cost and savings profiles. All we need from you are copies of your winter and summer electrical bills, plus the address of the commercial building.

Saving money…. Better yet. Making money off of solar is a smart investment for forward-thinking commercial property owners and property managers. This means you won’t have to solely rely upon your tenants for positive cash flow on your property!

Who knew the solar energy tipping point could be so exciting? Please spread the word. Solar is the big wave of the future!

Below are photos of the Just Leaks team working atop one of our Cool Roofs with our racking and solar system. A solar panel installation project like this requires extensive roofing experience. When the Just Leaks team performs solar panel installation, it is absolutely not going to leak, the roof will remain unencumbered, and the panels will be installed correctly. We guarantee it.

If you are interested in learning about the installation of a solar system on your commercial or industrial building, or would like to hear more about the financial benefits of this system, call Just Leaks at (408) 249-4646.

However, this time frame depends on a variety of factors. Some types of commercial roofs can last around 10 years on the shorter end, while others can last up to 50. Overall, the average lifespan of a roof will be  greatly affected by these factors:

  • Installation
  • System Type
  • Roof penetration
  • Routine Maintenance

It is important to have a team of experienced and educated roofers installing your roofing system, which in turn, will ensure your installation was performed correctly and to last. After the initial installation, routine maintenance also affects the longevity of your roof. It is imperative to ensure there is proper drainage, along with monitoring the developing of ponding. The team at Just Leaks can regularly inspect your roofing system to secure that your roofing system is in optimal condition. We can expertly inspect your commercial or industrial roof for any signs of current or impending damage.

Our Recent Work

Recently, the team at Just Leaks investigated six roof leaks. After a thorough inspection performed by our team, we identified the source of the leaks. We located HVAC units with missing base flashings. We saw that roof flashing had, in fact, never been installed on the HVAC units. We quickly fixed the issue in order to prevent further damage. Our team applied gravel to the flood coat area to prep for flashings, along with installing cap sheet flashings that were tied to the roof. Upon our comprehensive inspection, we also located and repaired ruptured pipe joints.

After we completed the project, we sent our client photos capturing and detailing the repair process. We were thrilled to receive such wonderful feedback from our client. He praised us for our detailed description and explanation of our work, along with our ability to always be there for his roofing needs.

For each of our clients, like this one mentioned, we take pictures of our work and caption them with detailed explanations. We strive to ensure our customers know what is going on at all times, so they are completely aware of what work we are doing. We have attached some photos and descriptions as examples:

Five Interesting Facts About The Costs of Roof Repair

Your commercial roof requires a skilled team to service, repair, and replace it. If your roof develops leaks or loses its structural integrity, you risk having damaged products and electronics, plus injured customers and employees.

When people think of roof repair for their commercial building, they often get anxious. Roof repair is not something the average building owner and property manager deals with every day, so their anxiety is caused by worry. Worry about what the roof repair will cost and how long the roof repair will take.

At Just Leaks, we have been repairing commercial roofs since the 1990s. Thanks to our vast experience with roof repair, we have found five interesting facts that will should help ease your concerns about roof repair costs.

Maintenance of your roof saves you insurance money. When you insure your commercial building, you can save money on your premiums if you can show a record of careful roof inspections. When you can prove that you’ve been maintaining your commercial roof by a professional team of experts, your rates will not likely climb when you file a roof damage claim.

Maintenance of your roof extends the lifespan of your roof. A properly installed, new, commercial roof can last 20 years or longer with regular maintenance. Maintenance includes cleaning off debris, annual inspections, and repairing smaller problems. Plan your annual budget to include regular roof maintenance.

When a leak or roof damage occurs, call Just Leaks first; then call your insurance agent. Insurance claims processing for commercial roofing repair is commonplace for the roofer, but you may be uncertain how to proceed. The Just Leaks team will help you by providing the key details for your claim and make the process as smooth as possible.

Save for a rainy day. If a leak develops in your commercial roof, Just Leaks can help you fix it right away. However, we encourage our property management and commercial building owner clients to have us do annual roof inspections. Annual inspections and routine repair will cost less than a complete tear-off and replacement. Build into your annual budget the small costs of annual inspections and anticipated minimal repair work.

Commercial roofs are not made of a single piece. Commercial roofs are made up of a series of membranes, which is a coordinated system, to prevent leaks and protect your business. A new commercial roof includes flashing, mechanical and chemical fastening, insulation, drainage and more.

We have only touched on the costs of commercial roofing and repair. If your commercial roof needs to be replaced, call on Just Leaks in San Jose for a comprehensive roof inspection. Only then can we fully determine your roof repair options and give you a legitimate estimate. Call Just Leaks today at 408-249-4646; available 24 hours a day, 7 days a week, and 365 days a year.

Five Things You Should Know About Commercial Roofs

The Just Leaks Roofing team specializes in flat, industrial and commercial roofs. Many people who don’t know about commercial roofs assume that commercial and residential roofs are about the same. However, that is not accurate.

Commercial roofs are similar to residential roofs in that they have a life cycle, require maintenance, and do eventually wear out. But here are five things you should know specifically about commercial roofs:

  1. Commercial roofs cover larger square-footage, resulting in a need to be structurally stronger. Most commercial roofs have an HVAC tie-in on them, which means the roof needs to support the weight of a full-sized or multiple heating and air-conditioning units.
  2. Sheets of material used to cover flat or low-pitched roofs are known as membranes and the primary purpose of these membranes is to waterproof the roof area. There are different types of roofing systems and membranes, including AcryPly Polyester Membrane Systems, Spray Polyurethane Foam Systems, Built-up Capsheet Systems, and Metal Panel Roof Systems.
  3. The most common source of damage to industrial roofs is the heat generated by the sun, so to minimize this damage, many commercial flat roofs are white. White commercial roofs have a side benefit, which means the roof stays cooler, and the energy costs for the building owner during the summer months is typically lower.
  4. Flat, industrial roofs require annual maintenance. From removing accumulated leaves and tree branches and getting rid of pooling water, to inspections for leaks, commercial roofs need to be cleaned and maintained to protect the valuable electronics, equipment, products, and people working inside the building.
  5. Commercial roof replacement is less invasive for the people working inside the building, but it is an extensive process. The roof replacement of a flat, industrial roof is a long-term solution that will resolve all problematic roofing issues. But once the new roof has replaced the old one, it should last 20 years or more.

If you own a building with a flat, industrial roof, you can rest assured that Just Leaks has the experience, the suppliers, and the team that can service all your commercial roofing needs. If you would like an expert team to be your go-to roofer, contact Just Leaks in San Jose for a consultation. Roofing Materials: Which One Is Right for Your Industrial Roof?

When you manage or own a commercial or industrial building, the roofing materials you select can make a big impact on your energy costs, maintenance costs, and more. Just Leaks has been specializing in building, maintaining, and repairing commercial roofs since the 1990s. We have learned a thing or two about roofing materials and which one may be right for your industrial roof. Here are some of the new roofing systems Just Leaks builds for our clients in the San Francisco Bay Area.

AcryPly Polyester Membrane SystemsThe AcryPly Systems use Titex polyester roll fabric over the entire roof membrane. The fabric from the polyester roll holds the roof membrane together and gives the roof the flexibility it needs during extreme weather changes. Polyester rolls have the ability to support and help restore roofing membranes, extending the roofs life-span for many additional years.

Spray Polyurethane Foam SystemsSpray Polyurethane Foam (SPF) roofing provides excellent insulation and custom slope to avoid ponded water issues and improve water flow to drainage. SPF roofing systems require a roof coating to be applied over the foam in order to cover and protect the spray polyurethane foam from deteriorating due to the sun’s harmful UV rays. Topcoats are highly reflective, providing longevity and brightness with superior dirt pick up resistance and protection against biological attach such as algae.

Built-up Capsheet Systems — The fire-rated cap sheet roofing system is designed for use as a cap sheet over inorganic and organic built-up roofing systems. It may also be used as a heavy-duty venting type base sheet when installed mineral side down and either mechanically fastened or spot mopped over lightweight insulating concrete decks or existing smooth surfaced membranes.

Metal Panel Roof Systems — We offer a selection of metal roofing panels, both single skin and insulated, that can be utilized in several different industries, including standing seam, concealed fastener and exposed fastener panels.

Sloped Roof Systems — Sloped roof systems include shingles that have ENERGY STAR® qualified solar reflectance and thermal emissivity requirements. They reflect solar energy and radiates heat far better than traditional roofing shingles, which mean they can reduce the roof’s temperature by as much as 20 percent in the summer.

As you can see, there are many roofing materials that could benefit your flat-roofed commercial building. To determine which roofing materials work best for your needs, budget, and location, contact the Just Leaks team for a consultation. Give us a call at 408-249-4646. We’ll be happy to help.

Our Recent Work: A Difficult Integrated Gutter Repair

When a gutter gets clogged, it can cause problems throughout the entire system. The following photos show a recent project, where the Just Leaks team made a difficult integrated gutter repair on a commercial building in the San Francisco Bay Area.

Our team was called because built up debris and defects in the integral gutter system caused leaks in the overhang soffits.

March WO29369 Pg1

As you can see from the photos below, the built up debris and constant flow of water from condensation deteriorated the metal gutter. The deterioration of the gutter would eventually cause leakage.

March WO29369 Pg2

The Just Leaks crew began the gutter system repair by removing all debris first. Then, we cleaned and prepped the defective gutter areas. You can see quite a difference in the before and after photos below.

March WO29369 Pg3

Next, we located the open breaks in the gutter and repaired them.

March WO29369 Pg4

The repair required us to apply RustEnder anti-oxidizing agent to the metal gutter. Then, we sealed the gutter with urethane and polyester membrane to reduce corrosion.

March WO29369 Pg5

On this project, our team was happy to repair this integrated gutter system and our client was equally pleased to see no more leaky gutters.

To prevent your commercial building from developing a leak, contact Just Leaks for a complete roof system inspection. To learn more about our roof HVAC installation, roof maintenance, or roof waterproofing services, give us a call at 408-249-4646. We look forward to serving you.

Our Recent Work: Squirrel Damaged Roof at UCSC

Sometimes we get nutty roof repair requests…but not in the way you might think.

In this roof repair case, squirrels wreaked havoc on a roof flashing when they decided to use this college dormitory roof as their food storage pantry. Here are a few photos of how Just Leaks saved the day for the students attending The University of California, Santa Cruz campus.
Feb 2016 squirrel repair 1

As you can see, the pipe jack flashing was dislocated by the squirrels, and they stored their nuts underneath. We have to admit, these squirrels were pretty smart! However, we needed to immediately repair and protect the college dorm roof from further damage.

Feb 2016 squirrel repair 2

After the Just Leaks team removed the acorns, we then removed the roof jack flashing, replaced the deteriorated underlayment, re-installed the jack flashing, and sealed it all up.

No squirrels were harmed during the process, but they were a little perturbed that we removed their convenient roof-top nut stash. UC Santa Cruz students and staff members, however, were thrilled that we repaired this dormitory roof. There was concern about potential leaks and other roof damage during the El Nino winter storms if this damage was ignored.

UPDATE:  The squirrels are fine living in a neighboring tree, and they appear to be healthy and happy. We could have sworn during our last visit, however, that they were barking insults at us. But hey, hat’s off to our resourceful, furry, nut-loving friends. 🙂

If you are concerned when local wildlife causes damage to your commercial roof, you can rest easy knowing that Just Leaks will do a complete and reliable roof repair. To learn more about our flat industrial roof leak repair, dormitory roof maintenance, or commercial roof waterproofing services, give us a call at 408-249-4646.
